The Challenge

On busy Kingsland Road, our client owned a partially derelict commercial building of circa 10,000sqft. Consent had been secured for a rooftop extension and the rebuild of the listed façade, creating nine apartments above 6,000sqft of refurbished commercial space. They needed support to refine the design, secure funding and prepare the scheme for construction.

Our Approach

Appointed post-consent, we assembled and managed the full professional team to produce a Stage 4 tender pack for main contractors. Drawing on our development experience, we reviewed the consented scheme in detail – refining layouts to maximise revenue, reduce construction costs and ensure compliance with current fire regulations.

We also advised on an NMA application to change the façade and rationalise elements of the construction to further increase value. Alongside design optimisation, we provided financial forecasting and modelling to assist the client in securing funding.

Progress So Far

With the designs now complete, planning consent achieved and funding obtained through our financial forecasting and modelling, the project is moving into its next phase. We will be managing the appointed main contractor throughout the build, ensuring the scheme is delivered to the highest standard.
