The Challenge
The landowners at Wilmer Place approached us to help progress a scheme comprising eight apartments and eight commercial units, including a large basement. With the existing planning consent close to lapsing, time was critical. Following our review of the approved plans, we identified that the site’s potential was not being fully realised and that there was a clear opportunity to create a more valuable scheme.

Our Approach
As an initial safeguard, we implemented the existing planning consent to protect the site’s position. In parallel, we led the full planning management of a new proposal, assembling the professional team. We guided the redesign and planning strategy for a fully residential building, carefully optimising the scale, layout and use to unlock greater value.
The Outcome
Planning consent was granted for a new scheme delivering 30 residential apartments. The revised consent significantly increased the site’s value compared to the original proposals, providing the landowners with a far stronger development opportunity.
