The Challenge
A fellow developer had secured planning consent for six houses and an apartment in Kensal Rise. With the consent close to expiry and local competition strong, they needed support to optimise the scheme, secure funding and ensure a smooth start on site.

Our Approach
We were brought in to manage, design and brand the scheme. Working with the developer, we refined the layouts to make each unit more attractive to buyers and maximise value. We identified the right funding partners, managing the valuation and the monitoring surveyors. To protect the planning consent, we fast-tracked early construction works to meet the deadline.
The Outcome
The project was delivered as an Artform development, complete with branding, marketing and sales management. The enhanced design and efficient management helped the homes stand out in a competitive Northwest London market. While our client retained the apartment, three houses were sold off-plan and completed on practical completion. The remaining three were sold within four months.
