A stone’s throw from Oxford Circus, our client acquired a freehold building with significant potential but in need of full transformation. The property came with an existing planning consent for substantial additional massing, and they required strategic advice across all aspects of the project.

Our Approach
Approaching the project as if it were our own, we stripped the brief back to fundamentals, re-engaged the consultant team and rigorously challenged earlier assumptions to streamline decisions and clarify the programme.
By drawing on our wider network for second opinions, we ensured the client had robust, informed advice at every stage. During demolition and strip-out, we closely scrutinised scope and sequencing to avoid unnecessary costs and highlight risks, maintaining clear oversight throughout.
The Outcome
When complete, the project will deliver a fully reimagined, high-quality West End building with increased massing, improved layouts and enhanced long-term value. Our early strategic input and hands-on management are paving the way for a streamlined delivery and a best-in-class final result.
