For New BuildHomes
Before you commit, we can help source suitable land and assess what’s possible. We review feasibility, planning potential and buildability to give clear insight into cost, complexity and risk.
We help navigate the self-build mortgage process, working closely with lenders and surveyors to coordinate information, reporting and drawdowns.
We manage the planning process from start to finish – assembling the right consultant team (or working alongside your chosen architects), coordinating the application and liaising with local authorities.
Working with your architect, we help refine layouts to suit how you live, asking the right questions early to ensure designs are efficient, buildable and well considered.
Before construction begins, we coordinate health and safety, consultants, approvals, programmes and risk planning to ensure the project is fully prepared to start on site.
During the build, we manage contractors, costs and programme, resolving issues as they arise and keeping the project running smoothly on site.
We oversee snagging, agree the final account and ensure all certifications are handed over, as well as the O&M manual. This means your home is ready to move in, maintain or sell.
For Renovationsand Extensions
Before work begins, we help you understand what’s achievable within your existing home, assessing budget, constraints and complexity so expectations are clear from the outset.
We assemble and coordinate the consultant team, manage planning applications, lawful development certificates and listed or conservation considerations where required, liaising with local authorities.
Working closely with your architect and designers, we help refine layouts to suit how you live, while questioning efficiency, buildability and material choices.
We help manage party wall matters, access agreements and neighbour coordination, reducing friction and keeping the project running smoothly.
Ahead of starting on site, we coordinate surveys, approvals, health and safety, programmes and risk planning to ensure the project is fully prepared.
During construction, we oversee contractors, costs and programme. Where clients remain living in the property, we help manage phasing and disruption carefully.
We oversee snagging, agree the final account and coordinate all required sign-offs to ensure the works are completed to the agreed standard and your home is ready to be fully enjoyed.

No – appointing a project manager isn’t essential. However, we’re particularly valuable on larger or more complex projects, or where time, stress and risk need careful management.
If you’re balancing work or family life, working to a fixed timeline, or don’t want to spend evenings and weekends handling site issues, consultants and daily decisions, a project manager can provide structure, momentum and peace of mind.
A project manager coordinates all parts of the project, from managing consultants and contractors to overseeing cost, programme and quality, resolving issues as they arise and keeping decisions moving.
At Artform PM, this is our day-to-day work. Built on years of experience as developers, project managers and builders, we bring a trusted network of contractors and specialists we know deliver. That insight allows us to anticipate problems early and guide projects smoothly from planning through to completion.
A project manager can be appointed at almost any stage, though earlier involvement often delivers the most value. Many clients bring us in during feasibility or planning to help shape budgets, strategy and select the professional team (architects, structural engineers etc.).
Others appoint us post-planning consent to manage tendering and delivery. Wherever you are in the process, we tailor our role to suit your needs.
Architects form the design and play a vital role in planning. A project manager helps guide the project from pre-planning through to construction, coordinating the wider team, programme and costs.
While some architects offer project management, our background as developers and builders means we bring broader, first-hand experience of delivery, knowing when to protect design intent and when to challenge it to save time, cost and risk.
Project management fees vary depending on size, complexity and level of support required. Costs are influenced by the scope of works, programme length and when we’re appointed.
We discuss each project individually and agree a fee structure that reflects the support needed, rather than applying a one-size-fits-all approach.
